This independent villa (450 sq mt) is located between two important towns of Umbria, Citta’ di Castello and Umbertide. It is easy to reach and offers excellent acess to the rest of Umbria, only 2 km from the nearest exit of the main Umbrian highway E45.

Restoration of Villa Umberto was completed in 2004 and now offers a comfortable and spacious home. Sitting on a hilltop, the villa has 360 degrees panoramic views across the higher Tiber Valley. The property is fenced and enjoys a large garden set around the swimming pool from where guests can enjoy sunshine all day long. The sunset views across the valley are wonderful and can be enjoyed from the garden or the large panoramic terrace on the upper floor, opening from the large living room.

Furnishings are in the so-called “poor” country style of Umbria, Beds are in wrought iron. There is independent heating and telephone.

On the ground floor is a large living room with fireplace and satellite TV, a dining area and kitchen (four gas burners, electric oven, fridge with freezer, dishwasher). These three areas are connected through two beautiful stone arches. There are three double bedrooms each with ensuite bathroom (the master bedroom has a hydromassage tub, the others have shower stalls). Service bathroom with washing machine.

Upstairs is another large living room with fireplace and satellite TV opening to the panoramic terrace, a second kitchen, three double bedrooms with ensuite bathrooms (master bedroom with hydromassage tub, the others with shower). The master bedroom has a private terrace.

In the garden is a nice barbecue with a typical wood-fired bread oven. All rooms are paved in old bricks except the bedrooms on the upper floor which have parquet floors. Ceilings are wood-beamed.
