This is a most stylish house restored to the highest level in respect of Italian and Umbrian traditions. Heavy handmade chestnut doors and dark handmade terracotta floors combined with light coloured walls and beautiful daylight create a peaceful and cosy atmosphere. There is a comfortable indoor temperature during the summer due to thick walls and shutters and during the winter under- floor heating throughout. Ground Floor
The spacious modern kitchen, a cook’s delight, includes a cooking island, marble fireplace, double stove, dishwasher and a huge refrigerator. It opens to the large dining area with kitchen fireplace and dining seating for 12. The very spacious living room has an antique marble fireplace from Tuscany, lovely white sofas and a small separate area off the living room with sofa bed for two extra persons. Passageway with built-in cupboards, laundry with washing machine and tumble dryer. On this level is a large bathroom with shower and toilet. Furnace room.

First floor
Accommodation comprises four luxurious bedrooms all with en suite marble bathrooms. Under-floor heating can be monitored individually.

Master Bedroom: The master bedroom furnished with an antique bed post, double bed (180 cm )with large bathroom with travertine marble, the bath with lake view. Large private balcony with view of the lake and afternoon/evening sun.

Room 2 has a French balcony overlooking the pool and furnished with French furniture, double bed. White marble bathroom including baby nursery area with Baby cot.

Room 4 with heartbreaking lake view and furnished with Scandinavian furniture. Double bed and build-it closet. Bathroom with noce travertine floor and light pink marble in the shower.

Exterior
The garden area of 3,500 m2 has fencing for privacy. The garden includes olive trees, old fashioned roses and an avenue of cypress trees. Carport with room for 3 cars and iron gate and alarm system installed. 5x12 m private swimming pool all made in light mosaico. Pool with overflow facing the beautiful view to the lake.
