At a glance

This beautiful old stone farmhouse sits on top of a hill with a fabulous view of the ancient town of Todi. Restoration works were completed in summer 2002 using only old materials, from the terra-cotta roof to the wooden beam and terracotta tile ceilings, including the beautifully decorated bathroom and kitchen tiles.

The large house is 360 sq mt of floor space plus three wide porticos, and the surrounding land of 1 ½ hectares is planted with 130 olive trees, an orchard and an extremely well-kept garden, full of ornamental plants. The house is furnished with antiques. Amenities include satellite television, central heating, indoor sauna.
The imposing exterior overlooks a large pool in the front.

On the ground floor is a study room with a queen size sofà-bed, en-suite guest bathroom with shower. The very welcoming and beautifully furnished sitting room has a big fireplace making the home very inviting for an out of season stay.

Adjacent is the large dining room with dining table for 10 people and another large fireplace. The kitchen is beautiful, and a chef’s heaven, equipped with maxi-oven (90 cm., a large no-frost refrigerator and freezer, latest dish-washer and microwave. The wooden dining table for eight makes this the perfect spot for breakfast. On this floor we also find a twin bedroom (convertible in double) with en-suite bathroom (shower) and independent access. The laundry with washing-machine, large wash basin, ironing board, an additional refrigerator and freezer, additional gas stove with oven completes the ground floor.

Upstairs are two double bedrooms each with en-suite bathroom (one with shower, one with bathtub), a twin bedroom with large walk-in wardrobe and en-suite bathroom (shower). There is also a sauna room with shower.

In the tower is another queen size bedroom with its ensuite bathroom with shower. All the showers are fitted with steel and crystal doors.

The house is surrounded by three fully furnished patios with tables sofas, armchairs  and chairs (wooden and wicker) and an outside fireplace. There is also a pergola with a 6 m. dining table. The swimming pool (14 x 7 mt) has  night lightning. And for those balmy summer evenings by the pool there is also an outdoor kitchenette with a barbeque and gas stove. The wonderful outdoor facilities include a large furnished gazebo and a changing room with bathroom (shower). There is a large parking area.

At a considerable distance away from the main house there is a small stone annexe where the custodian lives.

Todi with all amenities is a short drive away.  Other Umbria hill towns can be easily reached by car on the main E45 highway running north-south.
