A lovely villa, set in the most desirable location among the beautiful hills in the heart of Tuscany.  Between Siena (25 Km) and Arezzo (35 km) Podere Montisoni is in the very heart of the region. From this charming villa it is possible to easily reach Florence (55 Km North) and the Chianti area spending the day tasting delicious wine in some of the world-renowned wine estates, or you can head south and enjoy the unique landscapes of Le Crete Senesi or the Val d’Orcia - Pienza, Montalcino and Montepulciano. Podere Montisoni is on the "Strada del Vino Terre di Arezzo" (the wine route of the lands of Arezzo).

It is a wonderfully renovated farmhouse with every possible modern convenience, part of a large estate surrounded by olives groves, vineyards and oak woods. Although the owner’s house is on the same estate the house is totally private and very quiet. In fact the villa of the owner is 1.5 km away. An unpaved private road connects the villa to the main road.

The villa has a well kept fenced garden, full of flowers, olives trees and equipped with several relaxation areas, a large patio with a real pizza oven and BBQ, a perfect place for al fresco dining during summer time.

A few steps lead to the amazing infinity swimming pool (16x5 meters) open from the 1 June to 30 September. The pool area is equipped with lounging chairs, cushions and a very comfortable futon in the shade. Just next to the pool area is a sauna room with an extra bathroom with shower.

The property consists of a main house and a large annex. The main house is air conditioned while the guesthouse has AC in the bedroom.

Main House
200 sq meters of floor space over two levels. Personally furnished by the owner, it is a perfect place to enjoy an authentic experience in the Tuscan countryside! It is very refined with terracotta floors and beamed ceilings.

The ground floor consists of a large charming living room with fireplace and TV area (Satellite TV). Each room on this floor has direct access to the garden. The dining room has a long wooden table in front of a large window with beautiful views onto the garden.

Next to the dining room there is a fully equipped kitchen with fireplace, fridge, freezer, washing machine, microwave, toaster, oven, gas range (5 burners), double sink, American coffee machine, washing machine. Guest half bathroom on this level.

Upper Floor - A stone staircase (13 steps) leads to the first floor and here we find three cozy bedrooms with en suite bathrooms: one double bedroom with ensuite bathroom with bathtub (hand held shower), a second double bedroom with en suite bathroom with shower; a third double bedroom with en suite bathroom with bathtub, separate shower and double marble sinks. This bedroom also has a safe and a large walk-in closet. All the bedrooms are very nicely furnished with antique wooden furniture, terracotta floors and beamed ceilings. The beds are not convertible in twin beds. Baby bed available.

Annex
Next to the main house there is a large guest house of 180 sq mt which consists of a bright and spacious living room with fireplace, large windows and a comfortable red sofa. TV, stereo and chaise longue. Kitchen corner with refrigerator and electric range. The house also features a double bedroom with a large ensuite pink marble bathroom with shower.

Hairdryer in each bathroom. Iron and ironing board. A cell phone with prepaid card is available. Private parking available. Activities in the area: horse riding, polo club, wine tasting

Distances
The nearest small village is Ambra at only 7km where it is possible to find a few shops, post office, pharmacy, restaurants and bars.
Siena 25 km, Arezzo 25 km, Florence 50 km,  Le Crete Senesi - Asciano 25 km, Rapolano Terme (SPA)  15 km, Monte San Savino, 15 Km, Radda in Chianti 20 Km.
