Here is the perfect spot to leave the stress of the city life behind, on the outskirts of Rome in the pretty countryside surrounding the quaint village of Castel Sant’ Elia, “City of Art”, in the Roman countryside.

Located at a panoramic 45 minutes drive North of Fiumicino Airport, the villa is a relatively new construction in tufo (Tufa), excavated from the local quarry. The villa is set on 3 acres of a beautiful and well-tended garden with swimming pool, pool-house and barbecue.

The main entrance to the house is through a portico with dining table and chairs to accommodate 10 people for breakfast, lunch or dinner. The kitchen has a separate entrance off the portico, at the front of the main entrance to the villa.


Accommodation
Ground Level: comprised of a fully equipped kitchen with dishwasher, fridge/freezer, all small appliances, gas stove and electric oven; a reading room with a beautiful antique fireplace. This sun filled room looks out onto the front lawn. On this level is the dining room with large antique table that seats 10 and a double bedroom and a bathroom.

Upper level: comprised of a double bedroom with built in wardrobe, corridor leading to bathroom shared with the third bedroom which has two single beds, with a beautiful view of the hills of Ronciglione.

Lower Level: The fourth bedroom has twin beds with own bathroom. The fully equipped laundry is also on this level. The living room has a beautiful large marble antique fireplace and has access to the courtyard and steps that lead to the back garden, fully enclosed swimming pool, comfortable pool house to relax in and a barbecue area.
Perfect English is spoken, as one of the owners is an Italo-Australian and only too happy to be of assistance to her guests. The owners live in a separate dwelling on the estate, quite removed from Villa Adriana, thus ensuring total privacy.

There are some beautiful small towns to be explored in the area, with Etruscan tombs only an eight minute walk away. This is the perfect location from which to make day trips to other regions and some of the more important towns and cities.

The Villa is close to ancient Roman roads, Golf Club, ceramic factories outlets, catacombs and sanctuaries. For recreation the Sutri Golf course is situated 17km away. The important won of Viterbo with its Medieval quarters of San Pellegrino can offer guests a relaxing afternoon in the famous Thermal Spa ‘Terme dei Papi’. Nearby there is the beautiful lake area of Lago di Vico with nature park reserve and swimming in the lake.
